Position: Building Engineer

Job Type: Full-time, hourly employee; regular overtime hours expected

Hourly Rate: $15.00 - $17.00 per hour depending on level of experience

Job Summary: A Building Engineer plays an essential role of the properties success. The ideal candidate is personable, technically skilled and has a

heightened attention to detail, an ability to learn new skills quickly, the ability to work independently and in a team setting. A Building Engineer is responsible for performing routine building maintenance tasks, including: carpentry, appliance repairs, electrical, heating, ventilation, and air conditioning (HVAC); plumbing and perform general cleaning & labor and other tasks assigned by direct Supervisor.

Essential Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that

can be performed safely may be required as deemed necessary by supervisory personnel.

  • Continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, and light construction. Utilize staff and contracting with outside vendors, as necessary.
  • Building a strong rapport with guest, residents/tenants.
  • Launch into action when maintenance issues arise, collaborating with teammates and prioritizing service requests to earn trust and build resident/tenant satisfaction.
  • Monitor apartment/hotel vacancies daily and initiate the turnover process with painting, cleaning, repair, etc.
  • Walk property daily, inspecting all areas for cleanliness and safety, to ensure excellent curb appeal.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings as well as documentation mandated for maintaining regulatory compliance with Federal, State or Local law. Responsible for alerting supervisor/management of any discrepancies.
  • Responsible for overseeing the activities of contractors working within the building, including providing advance notification and training they are aware of all building rules and regulations as well as the critical functions of the building as it relates to the work they are to perform.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Responsible for efficient planning and scheduling of work including but limited to corrective maintenance, preventative maintenance, and projects. Utilize the work order system to generate and document work per written procedures.
  • Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
  • Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
  • Perform painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
  • This position requires the individual to frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy (up to 70 pounds) objects and to do these duties in a safe manner. The individual is responsible for site safety, including the issuance, inventory and compliance control of Personal Protective Equipment, consistent with OSHA regulations.
  • Assist supervisor in the development of capital and operating expense budgets which include planning for infrastructure upgrades, equipment replacements and building modifications and other items necessary to ensure the building continues to operate as maximum effectiveness and efficiency.
  • Landscaping work, power-washing, trash removal, pick-up, etc.
  • Perform any additional duties on an as required basis and support the supervisor, as needed.


Additional Requirements:

  • Maintenance Experience Required
  • Exemplary Customer Service Skills; Guest/Resident Orientated
  • Minimum five (5) years of industry experience in facility management / building maintenance.
  • High School diploma or GED equivalent AND appropriate trade certifications / licenses (CFC, HVAC, etc.)
  • Recent practical and hands-on experience with critical environment systems (generators, UPS, battery systems, automatic transfer switches) is requier.
  • Fair Housing Certification or willingness to obtain prior to interacting with guests, residents/tenants.
  • Willingness to complete regular training through Grace Hill.
  • Extensive building systems knowledge, preferably with high rise systems, CMMS, BMS and controls.
  • Familiarity and ability to knowledgeably direct skilled trades such as, but not restricted to: HVAC contractors, electricians, plumbers, elevator contractors, etc.
  • Demonstrate strong oral and written communication skills.
  • Strong computer skills.
  • Strong organizational and prioritization skills.
  • Strong customer service skills along with being trustworthy, able to work with vendors, maintain inventory, and meet deadlines.
  • Ability to work a flexible schedule, including evenings and weekends. Position requires some on call responsibilities along with occasional overtime and assistance at other sites, as needed.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence and speak effectively
  • Valid driver’s license & reliable transportation.
  • Ability to lift to 70+ pounds


Supervisory Responsibilities: This job has no supervisory responsibilities.

Directly Report to: Lead Building Engineer and the President of Commercial and Residential Properties.
