Eaton’s Corporate Sector division is currently seeking a Specialist, Portfolio Strategy & Analytics. This position is based at our North American HQ in Beachwood, OH with hybrid work available. This position reports to Director, Portfolio Strategy & Analytics and is part of the COE function within Global Real Estate (GRE) providing financial analysis, data analytics, reporting, and transaction support on key GRE projects and initiatives.

The expected annual salary range for this role is $113000 - $165000 a year.

What you’ll do:


• Contribute to day-to-day data collection and analytics, including management reporting and preparing presentations for stakeholders, in support of GRE’s key projects and strategic initiatives.
• Support GRE Transaction Managers globally by assisting with financial analysis related to business case preparation, cash flow modeling, and other analytical tasks. Maintain and update standard lease analysis, lease versus buy, sale leaseback, and disposition models within the Global Real Estate financial toolkit, and help develop new analytical tools as needed.
• Assist in executing GRE reporting requirements by building or maintaining databases, dashboards, or other reporting tools (such as Power BI) to track key real estate portfolio metrics and monitor performance. Perform periodic quality checks to help ensure data accuracy and integrity.
• Aid in the design and implementation of standardized GRE templates and tools for stakeholder discussions and presentations, and help prepare playbooks on best practices and standard operating procedures for GRE-related activities.
• Work collaboratively with the Global Real Estate team and colleagues from financial, accounting, tax, legal, EHS, communication, insurance, and risk functions to help facilitate and ensure compliance with internal policies and protocols related to real estate projects.
• Assist with select new and renewal leases and other real estate transactions as assigned, in coordination with CBRE brokers, landlords, and other external and internal stakeholders.
• Help administer and maintain the GRE MS team site as a centralized repository and distribution channel for real estate data, analytics, playbooks, tools, and related materials.
• Support administration of the Real Estate inbox and calendar to serve as a centralized communication channel with internal and external GRE stakeholders.
• Assist with managing vendor or landlord payments and resolving property or lease-specific issues through timely coordination and communication among internal stakeholders.
• Provide support to GRE Managers and internal customers in preparing and completing Capital Appropriation Requests.
• Help design and implement GRE standard tools and templates, including financial models and presentation materials, for all GRE service offerings to facilitate stakeholder discussions.
• Participate in ad-hoc special projects as assigned.

Qualifications:

Required (Basic) Qualifications:
• Bachelor’s degree from an accredited institution required.
• Minimum of seven (7) years of in real estate analytics, portfolio management, financial analysis, or data analysis required.
• Relocation assistance is not available for this position. Only candidates currently located within a 50 mile radius of Beachwood, OH will be considered. Active Duty Military Service member candidates are exempt from the geographical area limitation.
• Must be able to work in the United States without corporate sponsorship now and within the future.
Preferred qualifications:
• Real estate practices, familiarity with real estate finance, accounting, and legal concepts.

• Skilled in MS Excel and ability to analyze and synthesize large amount of raw dataset and turn them into meaningful analysis.

• Must have strong written, verbal and communication skills
• Requires the ability to be flexible, adaptable and to deal with ambiguity and change.
• 10% travel required
